DESIGN-BID-BUILD / STIPULATED PRICE:

Standard prime contract between Owner and prime Contractor to perform the required work for a single, predetermined fixed price or lump sum, regardless of the Contractor’s actual costs.

COST PLUS:

Standard prime contract between Owner and prime Contractor to perform the required work on an actual-cost basis, plus a percentage or fixed fee which is applied to the actual costs.
